Buy real estate in Rio / Brazil

Brazil allows foreigners to purchase property with the same legal footing as Brazilians.

Buying Property in Brazil step by step

1. Issue Brazilian ID called a CPF.

You need a birth certificate translated into Portuguese by a certified translator and legalized by the Brazilian consulate in your home country.
WIth the legalized certificate and your passport Go to a branch of Banco Do Brasil to apply for a CPF. There is a small fee.
The next day you go to the Receita Federal office to receive your assigned CPF number.
Your CPF card is mailed to an address in Brazil within two months. (That's right, you need a Brazilian address.)

2. Decide if you wish a temporary or permanent Visa

Visas: Foreigners are allowed 3 month visas, or 6 months total per year in Brazil.
 To apply for a permanent visa, one of the following conditions must be met:

  • - You are married to a Brazilian.
  • - You have a Brazilian child.
  • - You invest more than 50.000 US dollar in Brazil.
  • - You have reached the age of retirement (50 years) with a pension of at least 2,000 US dollar per month.
     

3. Look for a property

It's best to use a trusted local resident, or an official broker (more expensive). You need help to find a property, make sure the price is fair, and make certain that the property is owned by the seller, and that there are no debts on it.

4. Sign a contract and pay to the owner

The contract contains:

  • - All information of the seller and of the buyer
  • - Location and specifications of the real estate
  • - The price and conditions of payment

The contract is signed at an official office.
You pay a down payment (to be agreed with the seller), to be followed by the payment of the rest of the agreed price.

5. Register the property

The registration of the property into your name is done via a cartorio (similar to a notary). Cost is up to 5% of the purchase price.
After registration, you are the legal owner.
 

6. Taxes and expenses

There is an annual property tax of approximately 0.6% per year of the assessed value. In addition you may need to pay monthly administrative local taxes
